Located near the Red Deer river, Waskasoo is home to Red Deer’s Kerry Wood Nature Centre, Gaetz Lakes Sanctuary, Lindsay Thurber Comprehensive High School, École Camille J. Lerouge School, Riverglen School, and the river pathways are featured in the Woody’s Marathon.
Larger lots dominate the area, with some grand older homes, newer renovated or infill projects as well as contemporary housing.
Parkvale is located near downtown Red Deer. One of the city’s more established neighbourhoods with larger lots, older homes and plenty of trees. In the area you will also find many ways to connect to the City Paths and trails, the Museum, The Red Deer Arena, curling rink, Kinnex Arena, Barret park and Rotary park. It truly is a divers area with newer housing starting to take advantage of the larger lots with infill projects and renovations.
Aspen Ridge, is located in southeast quadrant of the City at the intersection of 30th Avenue and 22nd Street.Land uses in the Area Structure Plan include a public elementary /middle school site. Most recently the site being proposed to be K-12 francophone school.
Presently Aspen Ridge has, a commercial shopping retail area called East Hill Shopping Centre. East Hill is home to a Save On Foods, Medical and Dental Offices, Tim Hortons, Mac Donalds and full serve restaurant “State & Main”. Also in the area is a seniors retirement lodge.
Aspen Ridge is home to a variety of property types with Apartment Condos, Four plex Condos, Townhouses, and a range of single family homes.
Sunnybrook is one of the best neighborhoods for growing families, with a top notch elementary school, local convenience store, walking trails, creeks and forest all easily within strolling distance? On top of this, the neighborhood layout is designed so that there really is only one major road through the area (which sees little traffic past the school), and all other roads typically are used by local residents only. With plenty of closes and green spaces available, it is a great area to start growing a family while still maintaining a safe environment for your kids to grow up in.
Also worth a mention is the range of property available in the neighborhood, with apartments, townhouses and duplexes sequestered to the NE corner, and the remainder of the neighborhood made up of single family detached homes of ranging size and value, there is something for everyone.
Morrisroe is the first area in Red Deer to feature streets with names of prominent residents and citizens of Red Deer. Started in the early 70′s and slowly developed in two distinct phases the 70′s and then the 80′s you can certainly see the size of homes and style of homes change from those two decades.
One of the most recognizable landmarks is the St. Mary’s Catholic Church on 39th Street and Mc Millan Ave. Designed by acclaimed architectDouglas Cardinal. It’s distinct design is instantly recognizable and memorable.
Today considered to be a mature area. Morrisroe maintains it’s desirable location status. It is an area fortunate to be close to many schools. If you have kids and wanted to be within walking distance Morrisroe is one of those areas. Elementary, Junior High (now called Middle School) and High Schools are all near by.
Other nearby amenities include, parks, skating rinks (the Kin City Arenas), Shopping at the Deer park plaza and east view plaza, and is very convenient to the East Hill Save -On foods shopping plaza and Collicut Fitness Recreation Centre.
You may have an older home by today’s standards but you may never get the ease of access to all the schools, and other amenities quite the same again.
Anders is one of those Red Deer subdivisions that has evolved over decades. First there was Anders or Anders Village in the mid to late 70′s. Then not much happened until the late 80′s early 90′s with the start of Anders Victoria Park, followed by Anders Aspen Ridge and Anders on the Lake in the 2000′s.
On The Lake is a man made lake created by the developer with walking paths around the lake connected to many of the other trails and parks. Anders on The Lake quickly became one of Red Deer’s “high end” or “luxury” neighbourhoods. What is interesting is the use of a fountain by the developer. Probably not a feature the City would approve again due to annual maintenance and operating costs.

Anders on the Lake is located in the second most southerly subdivision and can be found by 22nd Street and 40th Ave. It is an area characterized by well built homes and maintains a desirable destination for many home buyers.
The Green Onion is an iconic landmark in Red Deer. Standing out tall and green, it’s more than a water tower.
Mountview is bordered by 32 St and 39 St N&S, and 40th Ave on the east and Spruce ave on the west.
Kentwood is located on the north side of Red Deer with easy Highway access. A very nice neighborhood for growing families with plenty of green space, parks and a disc golf course. Kentwood is a quiet community appealing to retirees and offers a diverse selection of housing options.
Westlake is one of Red Deer’s newest upscale communities and offers easy to Highway 2, Red Deer College and Heritage Ranch.
Vanier Woods is one of Red Deer’s newest areas.
Located on the Southerly most East part of Red Deer, Vanier Woods is convenient to the East Hill shopping plaza, 19th Street (Delburne Road) access to Highway 2, The Centrium and Westerner Park as well as a short drive to the SE high schools and Collicut Centre.

Now Deer Park is home to Holy Family Elementary School, The Deer Park Co-Op plaza, outdoor hockey rinks, basketball and tennis courts and of course convenient to the High Schools and the Collicut Centre.
Looking for more amenities you will also find: spas, restaurants, grocery gas stations, vet, doctor, pub, bank, and hair salons. Located in South East Red Deer, the growth of Deer Park may have seemed slow at first but today the development has grown to one of Red Deer’s larger subdivisions with Devonshire and Deer Park Meadows seen as all of Deer park much like Anders. With the homes being built between 1980-2007 (approx).
